Fosters

Fosters is an independent living scheme for older people in Woodley, Wokingham.  The 34 high quality apartments opened in January 2018.

The homes at Fosters all have private front doors leading into high quality and specially designed apartments. As standard you can expect an entrance hall way, double bedroom, a wet room bathroom with dual entrance to the hallway and bedroom, a spacious kitchen/living room and either a private balcony or terrace area. All homes will also feature new carpets and are neutral decor throughout.

Fosters offers great homes within a safe and specially designed wider scheme. In addition to the apartments the development includes landscaped gardens, two communal living rooms, guest suite accommodation for friends and relatives and a café offering freshly cooked food. A host of activities around which to make new friends and new memories are also available.

About Woodley

Fosters is well located to access the many services available in Woodley.

Woodley is a small but vibrant town offering a local library (including a delivery service directly to Fosters), three supermarkets, coffee shops, restaurants, a pharmacy, a Doctors surgery, as well as a weekly market and the Oakwood Centre which hosts a number of community services.

Optalis, as nominated care provider, is available for anyone wanting the reassurance that there is always someone to provide care and support if needed.

Individual care packages are available to meet resident’s requirements as well as a 24 hour support service.

FAQs

Am I eligible to live at Fosters?

Fosters will be available exclusively for people who want to rent an affordable home and who meet certain criteria set by the Council and administered through the Council’s housing register. Fosters will be overseen by Loddon Homes, a housing association wholly owned by Wokingham Borough Council (WBC). You can talk to WBC directly regarding your eligibility and entitlement for financial assistance.

Can I transfer my existing benefit entitlement to Fosters?

What other charges will there be?

You will be responsible for paying the council tax, utilities and contents insurance that are applicable to your own apartment. The cost of utility bills for communal areas and the cost of buildings insurance is covered within your service charge, details of the service charge can be found below.

What is included in the service charge?

In addition to your rent, service charges apply at Fosters. These reflect the actual cost of providing the services included and are not there to make a profit. Part of the service charge includes the ‘Wellbeing Charge’. This helps meet the cost of providing background assistance and emergency calls to all tenants. The Wellbeing Charge is £15 a week per apartment.

Your service charge payment will contribute to the cost of the following:

  • Building maintenance
  • Grounds maintenance
  • 24 hour emergency call system
  • Building insurance
  • Heating and hot water for communal areas
  • Cleaning of communal areas
  • Electricity for communal areas
  • Wifi (in communal areas)
  • Well-Being Charge
  • Window cleaning for all external windows
  • On-site staff
  • Boiler servicing
  • Maintenance of lifts and other equipment.

Can my visitors stay overnight?

There will be a twin guest suite with en-suite bathroom available for overnight visitors. This will be available on a booking service for a reasonable charge.
