Loddon Homes is a Regulated Provider of Social and Affordable Homes. This means our homes are made available for those on lower incomes, who have social care support needs or who need financial support for home ownership.

You will need to apply for social housing through your local authority. Details of how to do this can usually be found on your local Council website. Most of Loddon Homes’ properties are within Wokingham Borough and details of how to apply for housing can be found here.

Your eligibility for social housing will depend on the area where you live. For Wokingham Borough residents, details of eligibility criteria can be found here.

The rent you pay will depend on the type of home you live in. If you live in a social rent property, rent will typically be set based on a government formula and will likely be around 60% of the rate you would pay if you rented privately. For affordable rent, this will be set at around 80% of private renting. And for Shared Ownership, you can expect to pay between 1.5% and 2.75% of the unsold share of your home, depending on the terms of your lease.

Yes, your rent will increase annually on the first Monday in April. The rate at which it will increase will be determined by the government and is typically set at the previous September's Consumer Price Index (CPI) figure plus 1%.

The rent you pay is for the provision of your home and the services required to maintain it, such as repairs and maintenance, staff time, housing office and benefits support, as well as long-term planned major works such as kitchen and bathroom upgrades.

This will depend on the type of home you live in and the type of rent you pay. For social rent and Shared Ownership housing, you will likely incur a service charge. For affordable rent, you will only incur service charges that relate to services specifically for you, such as heating in a House of Multiple Occupancy. You will be provided with details of your service charge when you sign your tenancy agreement. Service charges are reviewed every year in February and implemented in April.

If you live in a rented home, Loddon Homes is responsible for maintaining it and any common areas. There are a few exceptions, such as where residents alter their home and are required to return it to its original state. Full details can be found in your residents' handbook, available here.
